Today's Lesson In: Who You Hire Matters.

Yesterday, we spent the day showing an out-of-town buyer nine different properties. By the end of the tour, she was left with several strong options.

By this morning, she had narrowed it down to a short list of favorites. We started by doing what good buyer's agents do: we called the listing agents for her four favorites. We called with the intent of asking a few questions, gathering additional information, and figuring out what kind of offer would give our client the best chance of success.

Want to take a guess how many of those agents called us back?

ONE! ONE out of FOUR!

The other three....a big fat nothing. Not a phone call. Not a text. Not an email. Absolute radio silence.

Mind you, not one of those properties went under contract today.

Unfortunately, this is no longer shocking. This happens far more often than it should.

The problem is: those agents aren't ignoring us. They're ignoring potential buyers for their sellers' homes.

Think about it for a minute. If you were selling your house, how would you feel if interested buyers were reaching out and your agent wasn't even returning the calls?

Every missed conversation is a missed opportunity to answer questions, build interest, create relationship, and potentially put together a stronger offer.

Real estate isn't all about putting a sign in the yard and hoping for the best. It's about communication, follow-up, negotiation, and client advocacy.

Who you hire matters.

It matters when you're buying.

It matters when you're selling.

The right agent can make a good opportunity great. The wrong agent can make a great opportunity disappear.
