What Kind of Buyer Are You? (And Why It Actually Matters)

Shanna Schmidt  |  October 27, 2025

I'm noticing a trend lately - there are three primary buyer types in today's real estate market.

Some people bring spreadsheets. Some bring their dog to showings (I LOVE when this happens, but no - your dog may not tour the home). Some show up with zero expectations and simply trust the universe will give them a sign. We've seen it all, and we've learned that the smoothest, smartest home purchases happen when we understand your style, and you understand our process.

I'll break it down for you. Here are, from my perspective, the three primary buyer personalities we run into most often, and how we can work together to make your life easier, your search smarter, and your stress level reasonable.

First, we have The Analyst.
Loves: Spreadsheets, market reports, statistics, and interest rate charts dating back to 1991
Struggles with: Pulling the trigger
Favorite phrase: "Let me sleep on it for a night...or two."

Analysts are thinkers. They're planners. They've researched for months, possibly years before coming to us. They know the average price per square foot in five different neighborhoods (but maybe not how little that actually matters in most instances). They can recite the last three Fed announcements. They've probably even run the numbers on what each potential home would rent for during a recession.

Honestly, we love analysts! They're thorough and grounded in facts. Unfortunately, no spreadsheet can account for what it FEELS like to live in a home. At some point, the data won't give you permission to proceed. You have to trust your gut - and your team.

We can help by respecting the numbers and brining our own. You'll get data that actually matters, backed by real-world experience. Our job is to help you spot the line between smart research and sneaky avoidance. We are not here to rush you, but rather to keep it real.

Then we have The Romantic.
Loves: Charm, light, "good vibes", daydreaming
Struggles with: Budget, boundaries, and reality
Favorite Phrase: "I KNOW this is the one" (often before they've even seen it in person)

Romantics buy with their heart. They walk into a house and start picturing Birthday parties and first days of school. They fall in love with original tile, get emotional about natural light, and they don't really care about resale value as long as it "feels" right.

We get it! Buying a home IS emotional. However, skipping inspection because the backyard "feels sacred" isn't a plan - it is a liability.

We can help you romantics without killing your vibe. We ask the hard questions, check the crawl space, and make sure your dream house doesn't come with nightmare plumbing. You dream big and we'll keep the foundation solid (literally). We typically become fast friends with our romantics.

Finally, we have the uncertain explorer.
Loves: Nothing yet. They just want someone to tell them what to do.
Struggles with: Decision fatigue, Zillow spiral, and sometimes crying at every decision point
Favorite Phrase: "I don't even know what I want anymore."

The overwhelmed buyer didn't start this way. Somehow, between rising interest rates, conflicting advice, and ten thousand home listings, they hit a wall. Now everything feels like too much for them.

If you fall into this category, you are far from alone. This is a lot! Especially if you're relocating, going through a major life change, or trying to perfectly time a sale and a purchase at the same time.

We can help by taking the lead and letting you breathe. We ask the right questions (the ones you didn't even know to consider), help you get clear on your goals, and narrow your options so you're not flailing in a sea of listings. You don't have to have it all figured out because that is, literally, our job.

Soooo...which one are you?

You might be one, or a mix of two, or something entirely different - we are not here to box anyone in. We are here to help move you forward with clarity, confidence, and a team that knows how to meet you where you are.

In case you're wondering if now is a good time to buy in the Denver Metro area - it is!!

Inventory is abundant, which means you actually have options (novel concept, right?). Prices have softened and sellers are negotiating - not only on price, but also on terms, inspection items, and even closing costs. Interest rates are hovering under 6%, which is a gift compared to where we were not all that long ago.

Now is your window of opportunity, giving you leverage, choice, and the ability to make a move that aligns with your goals (not just your FOMO).

Whether you're analytical, emotional, or overwhelmed (or maybe a little bit of all three), we've got you! Let's talk it through and find your next home.
