WHEW - Third time really is a charm!
This beautiful Harvey Park home officially closed last week after what felt like one of the longest "19 days on market" we've ever experienced.
You might look at this one and wonder how a home only spends 19 days on market over nearly three months time.
Simple. We basically sold it three times.
We hit the market strong and had multiple offers over asking price within the first few days, going under contract on day 4. Then came inspection.
The first prospective buyers became concerned after their inspector raised potential structural issues and decided to terminate, despite multiple structural engineers reaching different conclusions. We immediately gathered all of the reports and made all the information available to the remaining buyers who had submitted offers.
One of those buyers stepped forward and almost immediately we were back under contract.
Unfortunately, after hiring the SAME inspector, they reached the same decision and also terminated.
Soooo back to the market we went.
Thankfully, the third time really was the charm. Our final buyers and their agent took the time to review all the available info, asked great questions, relied on the appropriate experts, and made a confident, informed decision. It was truly a pleasure working through the transaction with a savvy buyer and the highly respected Colin Dart.
Y'all, this market is...interesting. Inventory is higher and buyers have options. Because of this (and other reasons), many of them have very little tolerance for uncertainty or imperfections. That's not really a bad thing, but it does mean every challenge has to be addressed thoughtfully, transparently, and with the right professionals involved.
We are incredibly thankful for our sellers. They trusted our guidance through every step of the way, remained patient, and never lost sight of the finish line. That trust made all the difference in this one.
