A Home Worth the Wait - Our Buyers' Journey to the Perfect Larkspur Home

Every home purchase has a story. This one included a few twists and turns along the way.

These sweet buyers were referred to us by a dear friend (thank you, Amanda! 🫶), which made them special from the start. One of the best parts of this business is the people who come into our lives because of it. Clients often turn into friends, and that is exactly what happened here. We feel incredibly lucky these two came into our lives.

When we started looking a few months ago, there wasn't a big rush. Their lease wasn't ending anytime soon, so we had the luxury of taking our time and waiting for the right home instead of forcing something that would work but wasn't "the one".

Late last year, we thought we'd found it. We found a seriously cool house in The Pinery in Parker and went under contract. This home had character for days and we were all pretty excited about it. Then came time for the inspection and unfortunately, it revealed much more than anyone expected. We worked through the items and tried to come to terms with the sellers but in the end, we weren't able to get there.

We were definitely bummed because that house was really cool.

But...every good REALTOR knows, sometimes the house that doesn't work out is simply making room for "the one" that will.

Not long after, we found this incredible home in Larkspur, and it was immediately clear to us this one was special. The home has been unbelievably well-maintained. The home had great energy and had clearly been loved by the sellers. This one was truly move-in-ready.

We submitted our offer in a competitive situation and were up against an unrepresented cash buyer. Many people assume that automatically means the cash buyer wins, but that's not always the case.

Without so much as a counter, the sellers accepted our offer. Yes, it was financed. Yes, they agreed to pay our full buyer's agent representation. According to the listing agent, the sellers really appreciated how clearly the offer was written and the strong communication that came with it. More importantly, they wanted a strong, professional agent on the other side of the transaction to help ensure the process stayed organized and actually made it to the closing table. A smooth closing mattered more to them than a cash offer with added savings on compensation.

The sellers were great to work with, as was their listing agent. Inspection negotiations were fair and reasonable, and the sellers left the home in beautiful condition for its' new owners.

As a little bonus, the appraisal came in a good bit over the purchase price. In today's market, especially in a competitive situation, that doesn't happen very often.

We couldn't be happier for these sweet buyers and their adorable furbaby. It has been an absolute joy getting to know them through this process, and we know they're going to love this next chapter in their beautiful new home in Larkspur.
